  1. Is this project Launched.. ? i checked this site personally in Feb 2011. KPD was developing the sample flat and Regstn Office that time. The Flat Rates were too high at that time for that kind of location.. costing 2675/- psf

  2. I have been reading through your blogs and fascinated by the thoughts and your experience of Pune Real Estate.

    I was looking for flat at this township 4-5 months ago. I had visited the site and have seen their presentation.

    Considering its location and noting the fact that no work had actually started, the rate they are asking for seems too high.

    I would be happy to know your views on this Sir

    it might be foolish question but still want to ask well experience person like you, why cant builder build 2 BHK row house worth 50 lakh ?? Thats what people r looking for now.

  6. I guess for Bungalow, the land will be owned by purchaser. So it is fine to keep price tag 80 lacs.
    Even a 3 BHK apartment where you dont own land goes for 60 lacs.

    why cant builder build 2 BHK row house worth 50 lakh ?

    Because, price of the property don't depend upon the property.

    Property price depends upon the buying power of the buyer.

    There are enough people who like to pay 80 - 90 -100 lakhs for a row house or a twin bungalow.

    So, builders charge that much!

  11. DEAR RAVI, AN IDEA CAME INTO MIND, IF A REAL ESTATE MARKET PLACE CAN BE CREATED LIKE EBAY, AND LOWEST BID CAN BE FIXED BY BUILDERS I MEAN AN ETHICAL PROFIT i.e 20% SHOULD BE INCLUDED IN LOWER CAP PRICE AND PEOPLE START BID ON THE SAME .... HOW IS THE IDEA ?

    this is truly right statement Ravi...!
    but its so unfortunate that buyer's are yet to understand that.

    Buyer's have to make a choice whether they want to buy "shit" at such ridiculous price.

    personally speaking, buying anything at these prices in pune is really nightmare.
