Pune real estate expects a lot from this Gudi Padava!

1. Bungalow plots within Budget near Chandani Chowk, Bavdhan:

Today, in TimesProperty, there is a half page ad of fully developed bungalow plots on Kothrud - Pirangut road at Aditya Nissarg - bungalow plots colony. But you can not miss the small - 100 sq.cms. - ad of Windmill Village in WestsidePlus.

WestsidePlus is complementary to the readers of Times of India and distributed at Law College Road, Prabhat Road, Bhandarkar Road, Deccan, Model Colony, Senapati Bapat Road, Bhosale Nagar, Aundh, Baner, Hinjewadi, Kothrud, Paud Road, Karve Road etc. Considering this, small size of the ad created positive opinion about the project, Windmill Village, in my mind.

Spread over 30 acres, the project comprises of 175 N.A. plots. The plot areas ranging from about 3500 sq .ft. to 8000 sq .ft. Windmill Village is at about 2 km from Chandani Chowk at Bavdhan (Bk.) on Pune-Paud Road.

2. 2 and 3 BHK flats with matchless amenities on Sinhgad road:

Still stuck in a so-called creative ad? Jindal Mittal, come out of it. At least on the occasion of Gudi Padava you should have released new ad. However, according to the website: Sun Orbit is located in a "gracious" neighbourhood at Sinhagad Road, Pune. Spacious 2 and 3 bedroom flats offer "the privacy of an independent house" with the facilities, security and conveniences of "a luxury apartment". 3. 2, 2and1/2, 3bhk super luxurious apartments at Baner - Balewadi:

Did i tell you flats are open on three sides and gym is air-conditioned? Yes, i enjoy Kunal Group's Regulus ad. Regularly released in the Times of India. For more detail, at least, please, visit the website. You may be the visitor no.2287.

4. 3 bhk super luxury homes at Nyati County, near NIBM, South Pune!:

Here at Nyati Exotica, you get a privilege membership to 'The Corinthian Club', wooden flooring in Master Bedroom and vitrified tiles in the entire flat! Truly, as exotic as it can be..

5. 2 and 3 bhk flats at Vishrantwadi - Airport road:

iris, joint venture of DNV Builders (Parag and Nilesh Patil) and SKYi (Sumangal Dwelling and Projects Private Limited), is a project of two 11 story towers of 132, 2 bhk and 3 bhk flats, sorry! apartments, no "iHomes", designed by an architect from Singapore. Obviously, elevation reminds you of Amit's Bloomfield at Ambegaon on new Mumbai Bangalore bypass. But here, at iris, dinning comes with the kitchen and not with the living, like Bloomfield.

Green home, secure home and quality home are 3 essential design dimensions of the "iHome" concept. There are 6 different options of 2 bhk and 3 bhk flats. M/s Naiknavare and Associates, why all smart families are choosing only Dwarka at Chakan? Why not Swar Vihar at Sasane Nagar, Hadapsar?"

10. 4 side open homes near Pancard Club, Baner:

  1. Ravi, You are talking about the same old schemes, those started a couple of years back. What is the new offering here. I have visited most of these sites in last six months, the builders were telling me the 95% sold out, very few options left so book it...!!!
    Now a year later, the same builders with same scheme are here in your blog. The distances and travel tims quoted by every builder is a false, we don't have that quality roads whaich every one knows. Builders are just fooling NRI's and investors. We have lost the honesty and dignity of trade in this real estate space. It's a strange situation and not at all VALUE for MONEY.

  2. Yes, you are right anonymous, i am talking about ads of the schemes released on the occasion of Gudi Padava and not about the new offerings. You are right about the condition of the roads and travel time. Thanks for sharing your opinion and the comment.

    what your view on Mahavir Natura Project in Talegoan , as of today they are quoting 2260/sq ft- do you think this price is right - any idea what would be the positive growth prospect in this area....will it be right move to go for projects in Talegoan at this price -


  4. Mahavir Natura Project in Talegoan 1) Can i dare to say NO? What options we have? 2) I have not been to the site or do not know the builder so can not give my opinion about the project. But looks like you liked the project. You are only asking about the rate. 3) I am sure you must have considered that in the last 6 months Talegaon has come a long way, from 1100 - to 2000!

If someone is looking for a place to live which will provide you good connectivity to Hinjewadi IT Park, Pune & Mumbai along with good climate, nearby Hill Station, growing industrial area and the most important is at comparatively cheaper rate, then Talegao is the best location. I found so and so preferred to buy flat in Flora City...
    Now again matter of choice. But there is bright future for Talegaon.

    Yes, concept is good. In fact, very good. At this rate, it was worth couple of months ago. Help the builder to evaluate the worth of his flat. He, the builder, will not say no for few hundred rupees. Try your best without offering ADF.

    Would like to know your opinion about Swar Vihar , Hadapsar ( Naik Navare Project) I have a row house there but I can see many row houses still lying vacant and wonder what could be the reason? Though the plan of the houses is clever.

    i have visited the site of Elemento of Aurum developers at Dhanori. rate now 2600 psf. but builder has authorised marketing to some other co & deal is through them .

    how safe is this? is this builder reknowned & shaould we go for such.
